JOB SUMMARY: The AHFH Director of Real Estate Development & Acquisitions will collaborate closely with the Chief Impact Officer, the Construction Division, and the Grants Manager to plan and develop AHFH home sites. Responsibilities will include analyzing properties and researching potential neighborhoods, negotiating property purchases, coordinating development teams, overseeing site development, negotiating contracts, and managing projects for single-family homes and denser housing models (such as multi-family condominiums and row homes). Additionally, the Land Acquisition Director will be responsible for producing pro formas, developing real estate budgets, and conducting feasibility analyses for property sites.

DUTIES AND RESPONSIBILITIES:

Land Identification and Acquisition:

  • Identify and acquire land, conduct site visits, and track opportunities.
  • Perform site searches and evaluations, manage due diligence, including pro formas.
  • Negotiate land purchases and maintain acquisition databases.

Predevelopment & Site Development:

  • Act as project manager for site development.
  • Visualize site development and coordinate utility services.
  • Develop budgets and financial analyses.
  • Manage consultants/vendors.
  • Apply for funding programs for site acquisition and development.

Department Management:

  • Develop and maintain departmental budget.
  • Report key metrics weekly.
  • Collaborate with departments and stakeholders.
  • Establish partnerships with developers and builders
  • Maintain a land pipeline to support AHFH strategic goals.
Qualifications

MINIMUM EXPERIENCE REQUIREMENTS:

  • 8 years of land development and/or real estate acquisition experience.
  • Knowledge and experience in subdivision and multi-family development.
  • Contract negotiation skills and familiarity with contract and real estate law.
  • Understanding of zoning, rules, regulation.
  • Proficiency in Office 365, with an emphasis on Excel.
  • Excellent communication and organizational skills
  • Belief in and commitment to the Habitat mission.
  • Able to work well with diverse volunteers, staff, Board, donors and community.

PREFERRED EXPERIENCE REQUIREMENTS:

  • GIS proficiency.
  • Experience with public funding, grant writing, and compliance.
  • Tax Credit Experience

COMPENSATION :

  • $80,000 - $95,000 commensurate with experience

AHFH offices, outdoor sites, off-site meetings. Activities are not restricted to 8-5 environment as nights and occasional weekends will be required. Local travel required, some outside area travel may occur.
